We would like to bring to your attention a scam that is currently circulating the area. Several of our customers and clients have telephoned us regarding a 'deed processing notice' they received in the mail from a company named Secured Document Services. The company is sending the letter shortly after a property closes so it doesn't seem unreasonable there may be additional title fees owed.
The letter, with a Washington, DC address, looks very official. It includes your name and new address on the document, requesting a payment of $86 with a "compliance response date" set.
When you purchase a home, your title company processes the deed so there is no need to pay a secondary company.
Due to the misleading nature of this document, we want to be sure people are aware of this issue. It reads, "Secured Document Services recommends that all MO homeowners obtain a copy of their current Grant Deed. This document provides evidence that the property (Address) was in fact transferred to the individual (Name)." And continues.
After a closer look, at the bottom there is a statement that reads, "This is not a bill. This is a solicitation; you are under no obligation to pay the amount stated, unless you accept this offer."
