Active -a property offered for sale that does not have an accepted contract.
Contingent w/Kickout - a property that has an accepted contract, but the sale is contingent on the buyer selling an existing home and the contract contains a "kick out" clause - that is, a clause that allows the seller to terminate the contract if, for example, the seller receives an offer from a buyer without a home sale contingency.
Contingent No Kickout - a property that has an accepted contract that includes one or more contingencies (e.g, financing, appraisal, etc.), but does not include a "kick-out" clause described above.
Contingent Short Sale - a property that has a contract accepted by the seller, but is subject to lender approval.
